| Pets Welcome Policy
We welcome pets in most of our apartments and homes with the payment of a one-time,
non-refundable fee of $250 per pet and adherence to the following stipulations:
All pets are subject to landlord’s approval and must be spayed or neutered and not left
outdoors unsupervised at any time. Pets include lizards, snakes, fish, birds and/or mammals of any kind.
All pet droppings must be picked up and disposed of properly and quickly. Tenants must keep pet(s) from
causing any annoyance to others. Management reserves the right to revoke permission to keep pet(s) should

| Savannah Crime-Free Housing/SCAD Bee-Safe Housing Program
Calypso Rentals, in cooperation with the Savannah Police Department and
Savannah College of Art & Design, is a participant in the national Crime-Free
Housing Program. This means that all our apartments and homes have been inspected and
meet the security requirements of the program, including: deadbolts on all unit entry
doors; eye views (‘peep holes’) in entry doors; anti-lift/slide devices on sliding
doors and windows; deadbolt strike plates with 3” screws; shrubs trimmed below 3’
or up 2’ and the tree canopy trimmed to 5’and adequate security lighting around the
building, as well as requiring all tenants to undergo credit, reference and criminal
background checks prior to renting any of our apartments.

| Application and Lease Process
At the time of application, a $50.00 non-refundable fee for a credit, background and reference check, as
well as a deposit equivalent to one month’s rent, will be due. This reserves the apartment or home for you
and effectively “takes it off the market.” Please submit separate checks for each, made payable to Calypso
Rentals. For situations where multiple tenants are applying to live together, a completed application and
$50 checks must be turned in before the process can begin. A credit, background and reference check will be
performed on each applicant. In the case of students, a co-signer will be required. The co-signer must sign
the application along with the tenant applicant, authorizing management to run a credit check on the co-signer.
Upon approval of application(s), an appointment will be made with all of the tenants to review and sign a lease.
The lease must be signed by all applicants and Calypso Rentals representative. First and last month’s rent
will be required upon lease signing, along with any pet deposits. Tenants will also need to fill out and sign an
auto debit form, which will authorize rent payments to be automatically withdrawn from one designated checking or
savings account on the 25th of each month prior to the rent being due. In addition, if tenants are students,
the lease will need also to be signed by each tenant’s co-signer.
