Terms and ConditionsIn consideration of the rent received
and the mutual promises contained herein, the Owner of above Rental Property
does hereby lease and rent to Guest such Rental Property through its agent,
Calypso, Rentals, LLC (Calypso) under the following terms and conditions: 1. This Reservation Confirmation
and Rental Agreement must be signed and returned immediately. This Agreement must be returned within 24 hours, or the Guest's reservation may be cancelled at the sole
option of Calypso. Guest understands that rental payments paid by Guest in
advance of taking possession of the premises will be disbursed to Calypso or
third parties shortly after their receipt by Calypso, and Guest does hereby
expressly agree and consent to early disbursement of any advance Rental payment. 2. If any Final Balance is due
after the Deposit, it must be paid sixty (60) days in advance of the
reservation by credit card, personal check, money order, or cashiers check, or
this agreement may be cancelled at the sole discretion of Calypso. All returned
checks shall incur an additional service charge of $75. If Deposit was made by
credit card, the Final Balance Due will be automatically charged to the credit
card on file approximately 60 days prior to arrival. 3. If you must cancel a reservation, please notify Calypso as soon as
possible. We require all
cancellations be in writing. You may rebook your stay any time within one year
with NO penalty except for a $150 rebooking fee. We will make every attempt to re-rent the property once we have
received written notification of cancellation. There are several
circumstances which decide how Cancellation Fees will be applied: a. Should you cancel your reservation
more than 30 days prior to your arrival, we will charge a $150 Cancellation
Fee, plus any other applicable fees, and if the property is re-rented for the
same period, you will receive a refund of the full amount of Rent paid, less
any Fees. If the property is not re-rented, you will be forfeit your original
deposit. b. Should you cancel your reservation less than 30 days prior to your arrival, we will charge a $150 Cancellation Fee, plus any other applicable fees, and if the property is re-rented you will receive a refund of half of the Rent paid, less any Fees. If the property is not re-rented for the same period, all of the Rental amount shall be forfeited. Guest Protect Travel Insurance has
been added to this Agreement, which reimburses you for non-refundable expenses--including
prepaid rental costs and cancellation fees--due to certain unforeseeable
circumstances that may result in cancellation or interruption of your vacation
plans. Coverage is also provided for losses due to travel delays, medical/dental
expenses, emergency medical transportation, travel accident and rental car
damage. Please carefully review our
Cancellation Policies and the information regarding Travel Insurance, sent by CSA Travel Protecton. If you elect NOT to purchase Travel Insurance, please
initial below and deduct the Travel Insurance plan cost from your initial
amount due. I decline Travel Insurance:
____________ 4. All reservations require a
standard Damage Deposit of $1,000 or participation in the CSA Security Deposit Protection
Plan. You may choose
to pay the damage deposit in full by personal check, money order, or cashiers
check, but if this method is chosen, the damage deposit must be paid with Final
Balance Due 60 days prior to check-in. The
Damage Deposit may be forfeited (in part or in full) in the event of the
following: property damage, extensive cleaning required at check-out,
unauthorized pets, smoking in units, exceeding occupancy or parking limits, unauthorized
early check-in or late check outs and any other mentioned charges/policies in Calypso's Rental
Agreement. Any key(s) not returned to Calypso at time of check-out will be
subject to a $75 lost key charge. The property shall be inspected by
Calypso after the Guest has vacated and if there are no problems in the unit,
you may expect your Damage Deposit to be returned within 30 days from departure
(in the event it was paid by check or money order). You will be notified of any
damage/costs in writing with the resolution of your Damage Deposit. Any damages
in excess of your Damage Deposit amount are your responsibility and will be
billed to you. Note: The Damage Deposit is not a limitation of your liability. The CSA Security Deposit Protection plan covers unintentional damages to
the rental unit interior that occur during your stay, provided they are
disclosed to management prior to check-out. The policy will pay a maximum
benefit of $3,000. Any damages that exceed $3,000 will be charged to the credit
card on file or be paid by other means immediately upon notice. If, during your
stay at one of our Rental Properties, an Insured Person causes any damage to
real or personal property of the unit as a result of inadvertent acts or
omissions, the Insurer will reimburse the Insured for the cost of repair or
replacement of such property up to a maximum benefit of $3,000. Certain terms
and conditions apply. Full details of the CSA Security Deposit Protection coverage
are contained in the Certificate of Insurance or Insurance Policy. The Security
Deposit Protection can be purchased up to, and including at, check-in. By submitting payment for this plan,
you authorize and request CSA Travel Protection and Insurance Services to pay
directly Calypso any amount payable under the terms and conditions
of the Security Deposit Protection. Please contact Calypso directly if you do not wish to participate in this plan or assignment. 5. All properties are
equipped with central heating and air conditioning and basic appliances. We
cannot guarantee against mechanical problems that may arise, nor can we control
the amount of time repair service calls may take. No refunds will be made for
heating or cooling system or appliance failure, but once Calypso is notified of
any problems, we will make every effort to have them repaired as quickly as
possible. Please follow all air
conditioning and heating system instructions posted in the home. Also, no
refunds will be given due to power blackouts, outages of service, water
shortage, flooding, or evacuation of the area due to hurricanes or potentially
dangerous situations. 6. In the event Calypso is
unable to make the property is available for any reason other than as
described in paragraph #5 above, a reasonable substitute as determined by
Calypso may be made. Guest hereby agrees that Calypso's sole liability as a
result of this unavailability is to provide a substitute Rental Property or
full refund of all monies paid under this Agreement and Guest expressly
acknowledges that in no event shall Calypso be held liable for any special or
consequential damages which result from this unavailability. Guest also agrees
to indemnify Calypso from and against liability from injury to Guest or any
Guest's invitee occupying a rental property resulting from any cause
whatsoever, except only such a personal injury caused by the negligent or
intentional acts of Calypso. 7. In no event shall the rental property occupancy exceed its published capacity. The Responsible Person, whose
signature appears at the bottom of this agreement, must be at least 25 years of
age. Only family groups are to occupy the rental propertys as required by
Calypso. No fraternities, school, civic, or other non-family groups are allowed
unless specifically approved in writing by Calypso prior to arrival date. In no
event shall Guest assign or sublet the rental property in whole or in part.
Violations of these rules are grounds for immediate eviction with no refund of
any kind. Guest hereby acknowledges and grants specific permission to Calypso
to enter the premises at any time for inspection purposes and for maintenance
and repairs. Absolutely No House
Parties Allowed! 8. No pets of any kind are
allowed in the rental property without prior permission and a payment of a pet
fee. Any pets found in or about the rental property without permission are
grounds for immediate eviction, forfeiture of all monies paid at Calypso's sole
option and additional charges for cleaning. 9. Guest may request an early
Check-In or late Check-Out at an additional fee. If Calypso is subsequently not able to provide
such service, Guest will be notified prior to Check-In and any fee paid will be
refunded. To add additional days to your stay, notify Calypso as soon as
possible and if the unit is available, you may extend your stay at an agreed
daily rate for each additional day. 10. Each rental property is privately owned and individually furnished. The descriptions were accurate at the time of printing or posting of any advertising, but subsequent renovations by the Owner may result in changes. Linens are supplied and Guest is responsible for the cost of replacing lost or damaged linens. 11. All rental properties are NON-SMOKING, however smoking
on outdoor patios is permitted, provided cigarette and cigar butts are disposed
of properly. Any guest smoking in the home will subject their entire party to
expedited eviction with no refund of any kind. Any damage or additional
cleaning required as a result of smoking shall be charged against damage
deposit or credit card on file. 12. This agreement shall be enforced under the laws of the location of the rental property and represents the entire Agreement. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the County in which the Rental Property is located. |
